WHAT IS WATER DAMAGE RESTORATION?

Water remediation is the process of cleaning, sanitizing, and restoring materials where water damage has occurred. It remediates the water damage. What exactly does this process entail? Let’s review the process.

The most important thing in water remediation is to act as fast as possible. Water damage left untreated becomes a much bigger hazard. Mold growth, bacteria and viruses will thrive in damp conditions. The most important step in water remediation is to stop the source of the leak and remove the water.

CATEGORIZING THE DAMAGE

Our inspection will reveal the class of water damage and category of water. There are four classes of water damage that describe the extent of the remediation process.

Class one refers to the least amount of water damage. Class four damage is the most extensive. But it is actually class three water damage that is the worst. Also, Class three damage involves water coming from the ceiling to the floor below.

Categories of water determine the level of contamination. Urgent Island Restoration follows procedures according to these categories to prevent the spread of illnesses.

Category one means that the water comes from a clean source, like a water spigot. Often with category one water damage, we can perform what is called “dry in place”. To expedite dry time holes are drilled base level in the wall. Carpet is detached and floated during drying, and little to no removal of structural material is needed to complete the remediation process.

Water from the washing machine or the dishwasher is “grey water.” This is category two and means that the water has detergents and other potentially hazardous substances. In these cases we can still dry in place, however a detailed cleaning of all affected surfaces is required before setting drying equipment

Category three is the most dangerous because the water comes from a dirty source, such as the sewer system. Our remediation team will need to wear Hazmat suits and other personal safety gear when handling water from category three sources. In these instances NO DRYING will take place on porous material such as, drywall, cabinets, and wood or laminate floors. All porous material will need to be cut out, removed and disposed of due to the bacteria levels present in water. Containment is set up to prevent any cross contamination. The only drying process is to any wood framing that has absorbed moisture. After drying the framing is sanded to ensure a nice clean finish on wood framing.

Category four water damage involves specialized situations where materials with very low porosity or absorbance have been submerged and saturated. This includes hardwood, concrete, plaster and masonry typically located in subfloors, basements and crawl spaces.

Also, It is important to note that categories with water can change over time. After 72 hours, category one water can turn into category three.

MULTI-UNIT STRUCTURES

In the case of a multi-unit building, the first couple units can be considered clean water if the source is clean. However after the 4th unit it now becomes dirty water due to the distance traveled and the amount of potential contaminants that the water could have picked up.

STEP BY STEP

When water damage occurs, three key steps must be completed in order to finish the remediation process. First, all standing water must be removed from the property. This step includes the dehumidification process that eliminates water vapor and other moisture. Next, all the sewage water, toxins, chemicals, and other contaminants left behind must be cleaned and sanitized. The final step in the remediation process is repair and restoration of the impacted property (something many remediation companies are not licensed to do- but we are).

DRYING OUT THE AFFECTED AREAS

The all-important first step in water remediation is to remove all standing water. Once the leak has been stopped or the rainwater has subsided, all standing water must be eliminated. This type of job calls for much more than a residential wet-dry vacuum can handle. At Urgent Island Restoration, we use professional grade industrial extractors, wood floor drying systems, sub-floor drying systems, air movers, and high quality blowers and dryers to remove the water.

The remaining water vapor is dried using dehumidification and freeze drying. Trace moisture must be removed to minimize the possibility of mold and other hazardous sanitary problems.

CLEANING AND SANITIZING

After the water and vapor removal, the next step in water remediation is to sanitize the affected areas. As mentioned above, water damage is grouped into three categories: white water, grey water, and black water. White water damage may be caused by an overflowing sink or tub. This form is easy to clean and sanitize. Grey and black water damages can be hazardous to the health of anyone who comes into contact with it or its residuals.

Grey and black water leaves behind a slew of issues, including toxic materials, chemicals, bacteria, sewage and other contaminants. Our professional grade cleaning tools and supplies will eliminate the harmful remnants of flood damage in all instances.

RESTORATION

The final step of water remediation is the repair and restoration of the damaged property. Water can warp or damage ceilings, floors, and walls. Affected areas must be repaired, replaced, or restored.
